Application Process:
Applications are processed once received and application fee is paid!
Applications received without an application fee will be deleted one week from the application submission date.
Email request are only sent to those applicants who have passed the credit, background, and court requirements.
Application must be complete, and fee paid for a response of approval or decline!
Bear Property Management, LLC does not discuss credit, court, or background checks over the phone or via email. If you are declined you must submit a letter in writing (email is acceptable) to request an appeal along with a reason you request an appeal. Bear Property Management, LLC, has the right to approve your appeal or remain with the decision to decline.
Applicants whose application is denied will receive a letter of decline. Application fees are not refunded based on decline!
Once Application and proof of payment is received you will receive an email request for all potential Residents (18+ years or older) are required to submit the following::
1. Copies of 4 most recent pay stubs
2. Color copy of your driver’s license or identification card (all 4 corners must be visible)
3. Last 3 months of bank statements
Once those items are received the application process will begin. ALL communication is completed via email. PLEASE USE A VALID EMAIL ADDRESS YOU HAVE ACCESS TO. Applicants without a response will risk offer being rescinded!
The Next Step!
You will receive an email for you to sing and date: Rental History Reference and Employment Reference (this is for all adult household members 18+ years or older, or those financially responsible for the monthly rent)
Once approved for your home you will receive an email that requires your acceptance of the terms and the home. You must respond withing the allotted time with the required questions asked (if any) along with an I accept
* Security Deposit is due 1 week from approval! Acceptable payments are money order ONLY!
Once the acceptance email is approved. You will receive a move in preparation email. You must agree to the dates in the preparation email. If
*Acceptance is required for each Resident 18+ years or older who will be financially responsible for the monthly rent
*Co-Applicants & Other Adult leaseholders will be subject to respond individually from a separate email address than the Applicant.
Lastly, your move in is confirmed! And we move forward with move in!
If you have been employed 30 days or less, an offer letter on the company letterhead will be acceptable. The offer letter must include a start date, salary, job title along with Human Resource contact information to verify employment.
Co-Applicants:
Co-Applicants may be considered for approval. Co-Applicants must remain on the lease during entire residency. If the Co-Applicant requests to be removed, Co-Applicant must agree the Applicant(s) MUST be able to pass the credit, background check, employee reference and able to afford the monthly rental amount on their own before Co-Applicant can be removed. If the Applicant(s) are unable to pass the requirements, Co-Applicant agrees to remain on the lease. Bear Property Management, LLC will only discuss the removal of Co-Applicant at annual renewal. Request to be removed as Co-Applicant must be received in writing 60 days prior to annual renewal.
Pet/Animal:
Property Owners regulate pet/animal approval. If the home is listed as “no pets/animals,” there will not be ANY exceptions. If pets/animals are permitted $500.00-$700.00 pet deposit will be required at the time of move in.
Bear Property Management requires security deposit 2 business days after approval (unless other arrangements are made and approved by Bear Property Management, LLC.) Once email approval is received from Applicant, funds are not returned based on decision not to rent home.
First month’s rent is due at lease signing. NO EXCEPTIONS!
The security deposit and first month’s rent must be paid by money order or cashier’s check. Must be addressed to:

Proof of renter’s insurance must be provided 48 hours prior to lease signing.
Keys will be provided to Applicant(s) and Co-Applicant ONLY!
Partially completed applications will be deleted 24 hours after submission.
Bear Property Management verifies income, employment, previous rental history, and Landlord references.
A $60.00 Application fee is required for applicants 18 years or older.
Co-Applicants must be 18 years or older. And must pay a separate fee of $60.00 for the application fee.
If you have not had services in your name in the state of Delaware, a deposit may be required for gas, electricity, and water services. All utilities must be registered in Applicant(s) name 48 hours prior to lease signing. Co-Applicants are permitted to have utility services in their name; however, services must remain in Co-Applicants name until end of lease term, or until Co-Applicant can be removed.
Bear Property Management accepts money orders or cashier’s checks ONLY for the following payments: 1st month’s rent, security deposit, and pet deposit. Personal and business checks are not acceptable, unless advised from Bear Property Management, LLC

Appeal Process: The appeal process is a collaboration of the office staff, where we discuss if we are willing to move forward with an approval or remain with a decision to decline potential Resident(s). the decision for an appeal can take 7-10 business days. Notification of a decision will be sent via email.
Resident Need to Know!
Residents are responsible for all utilities in the property (gas, electric, water, trash, and sewer, Voucher holders are responsible for a minimum fee of $100.00 towards annual sewage bill). Residents are responsible for yard maintenance and snow removal. Application fees are $60.00 per adult (18+ or older) this includes: credit score, Landlord/Resident verification, and criminal background check for each adult 18 years or older. Applicants must also supply proof of income (4 most recent pay stubs) along with 3 most recent months of bank statements. The Owner requires a 1-year lease agreement, unless otherwise advised. Pets/Animal may be allowed with a Pet/animal deposit, Pet deposits range from $500-$700.00 and vary per home. Pet/Animal approval is based on the Owner’s approval: Bear Property Management supports the Owner’s decisions regarding pet/animal approval. Fee is based on type & size. Pet records will be required prior to decision, Pet/Animal found in home without Bear Property Management consent will result in a lease violation and fee equal to one month’s rent will be billed as the pet/animal deposit fee. Fee is to be paid in full along with the following month’s rent. If not paid in full in the following month’s rent, Residents agree fee will be deducted from security deposit at move-out unless other arrangements are made and approved in writing from Bear Property Management, LLC.
